Fire Alarm Maintenance and the regulations

A fire alarm is most often the first part of the fire protection process, so it’s vital it operates correctly when it’s needed in a real-life situation. To comply with UK and Scottish government legislation, every commercial premises is legally required to carry out Fire Alarm Maintenance at least twice a year, to ensure the system is working as it should.

Regular servicing not only gives you confidence that your alarms offer effective fire safety, but it prevents false fire alarms – which can result in unnecessary and costly call-outs by the fire brigade, too.

Weekly alarm testing

As well as regular servicing, a fire alarm system should be tested weekly. Whilst there is no specific law that covers how often you must test the alarm system, you might be asked to explain why you’ve deviated from BS 5839 if an enforcing authority knocks on your door.

The test can be scheduled and carried out by your business’ appointed ‘responsible person’, and it needs to establish the successful activation of at least one alarm call-point, that the alarm sounds, and that the control panel receives the signal. And finally, you’ll need to document each test. P&R Safety Testing can help you with any questions on Fire Alarm Maintenance, and provide support across all aspects of fire safety.

What are the legal requirements for Fire Alarm Maintenance and testing?

Government legislation outlined in The Regulatory Reform (Fire Safety) Order 2005 covers Fire Alarm Maintenance. The regulations state that your fire alarm must be ‘adequately maintained’, however, BS 5839 recommends a fire alarm system should be inspected and serviced at least every six months.

What grade and category of fire alarm system does P&R Safety Testing cover?

Our engineers are qualified to service all types of systems, including:

  • Category M – Manual system with no automatic detection installed
  • Category P – Automatic detection devices installed to provide protection to property
  • Category L – Automatic detection devices installed to provide protection of life.

What should I do if my fire alarm is faulty?

You must report the fault immediately. You can do this by either contacting P&R Safety Testing or your appointed fire protection company. Once the relevant party has been informed, they’ll need to get your alarm system in working order again to ensure your business complies with the relevant regulations.

Do I need a service contract for Fire Alarm Maintenance?

Having a contract in place to service your fire alarm is important because it supports the processes that ensure compliance with Fire Safety regulations, like scheduling, reporting, training and much more.
